V-3407211, 9823752 V-, V-5566713 respectively, as the first Director General, the second spokesman for the Executive Branch in the commission of Recreation and Sport and the last spokesman of the Unit of Social as Chief Controller, that henceforth and for all purposes of this contract is called the Council, has agreed to enter into effect as this contract is made, which is governed by the clauses cited below:
FIRST: FUNDADEPORTE given on loan to the Council, a building consisting of facilities for sport Fanny Simancas Saldivia, located in 5 of the Private Sector The Isabelica, Parish Rafael Urdaneta City Valencia Carabobo State, that henceforth and for all purposes of this Agreement shall be known as THE PROPERTY.
SECOND: The Council will be responsible for the administration of the property and ensure the proper maintenance and use of its facilities by involving organizations that do or do sports in the Private Life La Isabela, schools FUNDADEPORTE Overcrowding and created by Baseball Association of Carabobo State, according to rules developed for this purpose and also adapt their activities to the demands made by FUNDADEPORTE if THE PROPERTY is required for use by the Selection Baseball, in its various categories or events scheduled for FUNDADEPORTE.
THIRD: The duration of this contract is two (2) years from the signing of this document and may be extended for successive periods equal and when they express both parties in writing at least thirty (30 ) days prior to the date of termination.
FOURTH: The Council states receive the Property in perfect condition, cleanliness and operation of all facilities and services and undertakes to keep in the same condition you receive it therefore obliged to return it in the same state as receives it, except normal wear and tear of things. Will be borne by THE COUNCIL, all repairs on any value necessary to maintain the same condition they were received all the facilities of the Property, except those caused by accident.
FIVE: FUNDADEPORTE reserves the right to make inspections in the building at any time to verify the status of it, without obligation notify the Council, which they explicitly agree. SIXTH: It is expressly agreed that FUNDADEPORTE assume the maintenance and surveillance of the property for a period of three (03) months from the date of signature of this agreement and therefore THE COUNCIL assume self-management of property once this period . THE COUNCIL shall, during the term of the Contract, the cost of water service, electricity, toilet, telephone and other services essential to the conservation, use and maintenance of the Property, and shall deliver to FUNDADEPORTE, the clearances of services public annually, the report of Memory and the respective account.
SEVENTH: The Council may not make any changes in the property free loan without prior approval in writing and given FUNDADEPORTE. If approved, FUNDADEPORTE reserves to oversee the works to the benefit of the property being any modification, repair or upgrade done by the Council, without thereby entitled to claim compensation for this or any other capacity. EIGHTH: To be paid exclusively by the Council all repairs to property arising from acts or omissions of persons who have access to the property.
NINTH: Both parties expressly state that the Council will be solely responsible for damages or they may suffer losses from property assets.
TENTH: Any claim, request or complaint related to this contract must be notified in writing to the following addresses FUNDADEPORTE: Avenida Bolívar Norte, Polideportivo "Misael Delgado," Joy sector, Valencia, Carabobo State, Sector No. COUNCIL 5, lane 10, house No. 24, Urb La Isabela, FUNDADEPORTE therefore not proceed with any claim, complaint or request is made orally.
ELEVENTH: This agreement is considered transferable, which the Council can not assign it or transfer it in any form, in whole or in part, or the rights and obligations resulting therefrom. TWELFTH

THIRTEEN: All matters not covered by this contract will be decided in accordance with the provisions of the Venezuelan Civil Code and legal instruments related to the subject.
